The security deposit

Landlords in Dubai hold a refundable security deposit against damage, unpaid bills, or an early exit from the contract — 5 percent of annual rent for an unfurnished unit, 10 percent for a furnished one. It sits with the landlord for the life of the lease and is returned, minus any deductions, once the unit is handed back in its original condition.

Agency commission

A new lease arranged through a broker typically carries a commission of 5 percent of the annual rent plus 5 percent VAT on that commission — a cost that does not come back. Direct renewals with the same landlord, or leases signed without an agent, often skip this fee entirely, which is one of the larger swings in a move-in budget.

Ejari registration

Every Dubai tenancy contract needs to be registered with Ejari, the Dubai Land Department’s rental registration system, before DEWA, telecom providers, or a visa application will accept the lease as proof of address. The registration fee runs around AED 220 and is paid once per contract term.

DEWA connection

Setting up electricity and water through DEWA requires a refundable security deposit — around AED 2,000 for an apartment, AED 4,000 for a villa — plus a smaller one-time activation fee near AED 130. The deposit is returned when the account is closed and all bills are settled, provided the meter reading and final invoice line up.

District cooling deposit

Buildings served by district cooling providers such as Empower or Tabreed, rather than a private split A/C unit, add a separate chiller connection deposit on top of the DEWA deposit. It is refundable but the amount varies significantly by provider and unit size, so it is worth confirming with the building management before budgeting a fixed figure.

Movers and the extras

An in-city move typically runs a few hundred dirhams for a studio up to roughly AED 2,000 for a larger three-bedroom, depending on furniture volume and whether packing is included.
